The challenge was the Gas Station/convenience store anchored the property. The lease up process started during early COVID, which provided its own challenges. ICO Commercial was hired to lease 6,300 SF of retail connected to the Gas Station & Convenience Store and at the rear of the property the owner developed 17,500 SF of grade level flex industrial space. The developer expected a lease up within 1 year.

The property’s mixed use was unique to the market, and the center was in excellent location and had great visibility. We analyzed the existing market and determined the best use for retail and flex would be a neighborhood, destination-oriented service businesses.

The result of our analysis proved (valid) true. All retail and industrial tenants chose the location in order to serve the local community and surrounding areas. ICO Commercial leased both property types to 100% within the Landlord’s timeframe overcoming the unprecedented challenge of COVID.
