CHALLENGE
Prime hired ICO to evaluate their current real estate situation, advise them on how to plan for the next 10-20 years of growth and execute an agreed real estate strategy.

Prime is the fastest growing cell phone provider in the US. They started with one store and now have over 1,900 stores in 46 states. Headquarters for Prime has always been in southwest Houston, but their need to combine all lease spaces and strategically align business units along with plan for the future required them to study every business unit, role and function in the business in order to properly assess what people groups needed to be where and how often did groups need to collaborate and what type space was best to accomplish this strategic growth.

ICO and Prime worked together through our Asset Acquisition, Site Selection and Construction Services.

STRATEGY
Due to the unique needs of Prime’s technology and lack of good marketplace alternatives, Prime decided to build the building they would need for now and their future needs.

We identified land sites, bid new construction and began construction on Prime’s new corporate headquarters in Sugar Land, Texas.

RESULTS
Prime constructed a 42,300 SF tilt-wall distribution building with 9 dock-high overhead doors and 20,000 SF of office space all on a 2.15 acre site.
