CHALLENGE
ICO Commercial was engaged to market and sell a special use building in Missouri City. It was a great location, but the owner had been operating a swim school out of half of the property and a gymnastics facility out of the other half of the building and after twenty years, determined it was approaching the end of its useful life.

STRATEGY
After analyzing the market and quickly targeting all swim type uses in Houston, it became clear there was not a similar type user that would be interested in operating this property. ICO quickly expanded the marketing efforts to include all types of office and retail users that night be able to retrofit the property. Through marketing portals, on-site signage and community exposure, ICO was able to identify a credit worthy buyer looking to retrofit the building for office use..

RESULTS
After multiple rounds of negotiations and a short due diligence period, ICO worked out a favorable deal for both sides.
