CHALLENGE
The owner of Sugar Creek Office Park hired ICO Commercial to lease and sell 74,000 SF of spec office space in four new buildings in Sugar Land, Texas. The buildings were delivered  in a struggling office market with limited office tenants for the submarket.

STRATEGY
ICO Commercial used creative strategies to target large, medium, and smaller tenants already in the Sugar Land/Fort Bend Submarket and also looking to relocate. They focused on the value and opportunity for targeted companies to own their own office space, not just lease. They highlighted the location and great access off the freeway, plus the great amenities of the area.

RESULTS
ICO successfully leased and sold 100% of this office project and advised their client through all 60 transactions.
